Chacewater Parish Neighbourhood Development Plan
The Chacewater Neighbourhood Development Plan (NDP) sets out how our Parish should develop up to 2030. It reflects the priorities of local residents and ensures that future planning decisions support the character, environment, heritage, and community of Chacewater.

The NDP was completed in 2019 following two years of work by a volunteer Community Team and was approved by local referendum. It now forms part of the statutory planning framework. This means it has legal weight when planning applications are considered within the Parish.
What does it do?
The NDP influences where and how development takes place. It ensures that growth is proportionate, respectful of our local identity, and supported by appropriate infrastructure. It helps protect the landscapes, historic environment and community facilities that matter most to residents, while supporting sustainable housing and local employment.
Review of the NDP
Chacewater’s NDP will soon be due for review to ensure it remains up-to-date and continues to reflect the needs and aspirations of our community.

What does the NDP contain?
The Plan aligns with both the National Planning Policy Framework (NPPF) and the Cornwall Local Plan, and is structured around a series of Objectives and Policies that guide planning decisions. These cover:
- Natural Environment – biodiversity, habitats, woodlands, hedgerows and wildlife corridors
- Historic Environment – recognising the Parish’s mining heritage and World Heritage Site context
- Landscape, Green & Open Spaces – protecting important views, countryside character and public access
- Quality of Design and Sustainability – ensuring new development fits its surroundings and is future-proofed
- Renewable & Low Carbon Energy – supporting community-led and appropriately sited low-carbon energy solutions
- Housing Need – enabling genuinely local, well-designed and affordable housing in suitable locations
- Economy and Jobs – backing small business growth, rural enterprise and local workplaces
- Getting Around – transport, walking and cycling connectivity, traffic flow and parking pressures
- Community Health, Safety and Well-Being – safeguarding community services, meeting spaces and shared facilities

These policies work together to shape the future of the Parish in a balanced and sustainable way.
The NDP helps ensure that:
- Development is appropriate in scale and location
- Local housing needs are properly understood and addressed
- Our mining heritage and rural character are protected
- Our environment and green spaces are valued and enhanced
- Business and community life can thrive, supported by proper infrastructure
